Agreement
and confirmation of contract and payment conditions
An advance payment of 30% must be made at the moment of booking,
with the balance to be paid no later than 15 days before departure.
If a booking is made later than 14 days before the departure date,
the sum must be paid in its entirety, and only in this way can
the contract be considered to be confirmed. Failure to make payments
as specified above shall constitute just cause for termination
of the contract. You will be sent a fax of confirmation and for
receipt of payments.
Bookings and prices
The prices shown are per week for the periods indicated in the
prices column. The minimum rental period is for 7 days, with arrival
on Saturday and departure on Saturday. Any additional services,
such as cleaning, electricity, water, gas and the supply and changing
of linen or other items, must be paid for on arrival, when the
keys are consigned.
Changes to prices and services
The descriptions given for apartments and all prices have been
prepared with great care. Nevertheless, these may be subject to
changes, which will be notified at the moment of booking and confirmation.
If the changes regard essential points of the contract, the tenant
will be entitled to request cancellation without extra charges
within 5 days. The tenant will thus receive the total reimbursement
of all sums paid.
Departures and arrivals
Arrivals from 5 pm to 9 pm, departures no later than 10 am. If
it is not possible to occupy the apartment from the first day
of the booking or at the specified time due to difficulties regarding
travel, strikes or personal reasons, no reimbursements are envisaged.
The same conditions shall apply in the case of early departures.
Cancellation of contract by tenant
The tenant may cancel an apartment booking up to 6 weeks before
the departure date without paying any penalty. The tenant will
nevertheless be required to pay Euro 25.00 for administrative
costs. Within 30 days, 30% of the total booking cost will be lost.
Alternative accommodation or cancellation of contract by the Residence
Li Rocchi proprietors
The proprietors reserve the right to substitute the booked apartment
with another offer of equal value in case of serious unforeseen
circumstances. In case of force majeure, war, catastrophes or
similar events, the proprietors may cancel the contract, returning
the sum paid.
Obligations of tenant
At the moment of consignment of the keys the tenant must pay a
cautionary deposit of Euro 200.00. If this cautionary deposit
is not paid, the manager reserves the right to refuse to consign
the keys. Occupation of the apartment is limited to the number
of persons referred to in the contract. The manager may prohibit
entrance to persons in excess of this number. The tenant undertakes
to occupy the apartment respecting all rules of good neighbourhood
and condominium regulations. Cleaning of the kitchen, crockery
and cooking implements must be performed by the tenant, since
it is not included in final cleaning. The penalty for failure
to clean these items is Euro 30.00. At the moment of departure
the cautionary deposit will be returned in its entirety on condition
that the apartment has not suffered damage. In the case of departure
of a tenant at a time other than that normally envisaged, the
manager undertakes to send the cautionary deposit directly to
the usual address of the tenant.
Complaints and requests for reimbursement
If on arrival or within 24 hours, tenants find differences with
the facilities booked, they are advised to resolve the problem
with the residence manager. All complaints must reach the manager
no later than 5 days from the end of the booked tenancy, by registered
mail with returned receipt note. Otherwise the right to request
reimbursement will be lost.
Liability attributed to the Residence Li Rocchi
If the characteristics of the apartment should differ substantially
from those defined in the contract, such as to render an adequate
tenancy impossible, the manager undertakes to make alterative
accommodation of the same quality available. If this should be
impossible due to non-availability, or if the tenant should refuse
the proposed alternative for valid reasons, the Residence Li Rocchi
will reimburse all or part of the rental sum.
Cases in which the proprietors of the Residence Li Rocchi shall
not be deemed liable
– Negligence or omission of services attributable to third
parties;
– In case of force majeure or an event that neither the
proprietors of the Residence Li Rocchi nor the manager could possibly
foresee, notwithstanding their diligence;
– Thefts in apartments;
– Non-potable water.
Competent court
For all controversies regarding this present contract, the sole
competent court shall be that of Nuoro.
